    The majority of these so-called foreclosure "rescuers" are actually sleazy, weasel predators,
    When you consider any of the below listed items keep one hand on your wallet.

    1. We can save your credit.

    Pay us a fee and sign the house over to us. The foreclosure will be recorded against us, not you.
    The foreclosure will be reported against the borrowers on the note, not anyone else.

    2.We'll give you some money, just sign the house over, we'll cure the default.

    There really isn't a problem with it, IF you know how much equity you are selling and IF the purchaser really will cure the default and IF the purchaser will really make the payments and IF you want to still be responsible for the loan. Too many IFs to be able to say this is either a good or bad option, just be careful with it.

    3.We'll buy the property, lease it to you, you have the option to buy it back.

    This is possible but what is more possible is that you will need a new larger loan. If you had trouble paying the old smaller loan, how will you make larger payments?

    4.We'll get you a new loan and solve all these difficulties.

    Every time you refinance, your loan balance is going up, due to all the bank charges which are folded back into the loan. If you had equity this will reduce it. Lenders can make a lot of money churning loans. You need to consider total loan amounts also, not just the monthly payments. Don't let anyone talk you into adding other loans, such as automobiles, into the loan. Just think about paying for your current auto for the next 25 years.

    Use a local agent preferably someone a friend or neighbor has used before. Call more than one so you cam compare valuations.

    6. Stop Foreclosure with Bankruptcy

    Bankruptcy does NOT STOP foreclosure. It slows down the foreclosure which can allow you time to reorganize your finances. Every area has reputable attorneys who handle bankruptcies. Do you really want to file bankruptcy? It will follow you for a long, long time.If you have explored all other possibilities maybe this is the best option. Think about it carefully.

"The states attorney general issued an emergency regulation to ban foreclosure rescue scams, prohibiting title transfers that are done for profit." The regulation does not prohibit title transfers to avoid foreclosure if they are not done for profit, for instance between family members or a nonprofit organization.

    There is one person in this world who has your best interest at heart. It's you. You have to be careful, think about the services promised, and determine whether the promises are real or just another way of separating you from your money. Don't rush into anything.

    Follow these 3 simple rules:

    Do not send money to anyone unless you know exactly what you are paying for.

    Do not sign anything that transfers the title of your home to another party.

    Get the details of your transaction, along with all guarantees and/or promises in writing.

    Once you have decided to follow a path realize that you are on your way out of financial situation.
